The shock creaks very loudly when compressed and, once compressed it doesn't really come back up again

More likely to be the beam siezing up, disconnect a damper bolt and see if it's the same.

Took the damper off today and the noise stopped when I lowered the swing arm onto an axle stand. The damper was fairly easy to compress with one hand but it was harder to de-compress. Not sure how the damper should feel!

But does the beam make a noise when you move the arm, and do the trailing arms extend properly?

If you can compress and extend the damper by hand then that was not what was holding the suspension up.

No it's pretty much silent in movement when I move the trailing arm up & down with the damper removed. With the damper bolted back on the noise comes back. I can feel it coming from the damper when I put my hand on it and jack it up & down.
